Welcome to the SEPP, the adults-only boutique hotel in Salzburger Land – for everyone over 21.
Extraordinary.
Unique.
Remarkable.
ExSEPPtional
That is the claim of the SEPP. Under the motto “in the thick of it together”, guests celebrate life here in a stylish, casual ambience and unconventional feel-good atmosphere in Salzburger Land. The adults-only concept, design refinements, favourite places and extravagant details give the adults-only hotel a unique touch for a special kind of lifestyle.

In the thick of it together.
The motto “in the thick of it together” defines the lifestyle at Hotel Sepp. Sport, micro-events and themed weekends bring people together here. At the same time, there is plenty of space in the hotel with favourite spots for individual moments of retreat. The lifestyle hotel sees itself as a very special place for beautiful encounters, a special quality of life, genuine feelings of happiness and many moments of enjoyment and well-being.
From 21 years
In the stylish “adults only” hotel for guests aged 21 and over, a sumptuous breakfast/brunch buffet is included in the price until 1 pm. In the evening, there are daily changing themed dinners from the live cooking station on the rooftop. The rooftop lounge, the thermal infinity pool and the Airstream, which has been specially converted into a sauna for the hotel, offer spectacular views of the impressive Alpine backdrop of the Steinernes Meer from the roof. A leather lounge specially designed by the traditional Meindl brand and trendy Hutschn swings on the balconies emphasise the extravagant yet playful touch of this extraordinary adults-only hotel.
High up in the SEPP.
Feel good
Right in the centre and on top: the Airstream sauna at the Adults Only Hotel SEPP floats seemingly weightlessly on the roof. In the infinity pool, the view sweeps towards the sky and the Steinernes Meer. And then there are the culinary flights of fancy – the rooftop is the perfect oasis for all adults who want to fly high.
Long live the good.

Events
Pure relaxation and an active life – at SEPP you have the choice. Regardless of how much time you have and what inspires you, you are sure to find something you enjoy at the events and mini-happenings.
Sustainability is very important to us, especially in view of our alpine, nature-loving location. At Hotel SEPP, we have made conscious decisions in favour of a contemporary approach to our environment.</h3
The hotel is built with concrete formwork blocks in a construction method that favours the indoor climate, which saves on air conditioning systems and excessive heating.
Only reclaimed wood was used for the façade design, i.e. used timber was recycled, which is very much in the interests of material conservation and sustainability.
The hotel is heated with wood chips – another particularly sustainable solution.
We do not have minibars in the rooms, as the appliances are enormous energy “guzzlers” and would also have to be replaced approximately every 5 years, whereby the coolants and technology are extremely harmful to the environment when the appliances are disposed of. And although some guests would still like to have a minibar, we do not want to be responsible for this “environmental sin”.
We no longer automatically place the plastic-wrapped, rubber-soled bath slippers with a high plastic content in the rooms. Many guests have their own slippers with them. However, if the hotel slippers are taken out of the bag even just “to look at”, we as a hotel have to dispose of them directly for hygiene reasons. This produces huge amounts of waste per hotel, which we find irresponsible. That’s why we only give our guests bath slippers on express request.
We also avoid individual plastic packaging such as portioned butter etc. for sustainability reasons. That’s why we offer jam, honey, butter etc. at the buffet for you to portion yourself.
When buying food, we pay attention to regional products. The bread is brought from the bakery in Maria Alm, eggs from local farmers, sausage, meat and cheese from regional suppliers wherever possible. Of course, this is not possible with all foods, but if we can save on delivery routes and thus reduce the impact on the environment, we do it. Besides, local products are so delicious anyway! We even grow our own herbs seasonally and then use them in the kitchen.
In the public areas of the hotel and in the rooms, we have used many natural materials and have dispensed with sealing varnishes and waxes. For example, the wooden floors and walls are completely untreated.
The rooms do not have air conditioning. The design ensures an appropriate indoor climate and in summer a pleasant draught with the windows open is much healthier than an air conditioning system, which would also be very energy-consuming and therefore not very sustainable.
We have refillable soap dispensers in the rooms to avoid small packaging units. We also deliberately avoid using “amenities” such as individually wrapped cotton pads, nail files etc. in the rooms to avoid unnecessary waste. Of course, we keep a small supply at reception in case a guest needs it.
For guest transfers and deliveries, we rely on e-mobility from Greenstorm and therefore have two electric vehicles to avoid both exhaust and noise emissions. We move between our two hotels either “on foot” or with our environmentally friendly “TreeCycle”, which we can use to shuttle guests and also make smaller deliveries between the hotels.
We have installed two wall boxes from the “Free Solar Route” for guests with electric vehicles and the hotel’s own electric cars. There are also two Tesla electric charging stations in the underground car park.
The tap water in the hotel comes directly from the springs in the surrounding mountains. This means we can drink the water straight from the tap, so to speak. That’s why we provide a water bottle in the rooms for filling, thus avoiding the waste of disposable bottles.
We co-operate with partners who also live the idea of sustainability, such as the traditional costume manufacturer Meindl, the Hutschn manufactory for swings and the fashion manufacturer Erdbär along with the Worldchanger platform.
Of course, we are constantly scrutinising our measures and developing our sustainability concept further.
